A HOME INSPECTION IS...

A home inspection is a non-invasive, visual, general examination of the readily accessible areas of a residential property. It is based on the observations made at the time of the inspection.

 

A home inspection is an opportunity to learn more about the condition of a property in order to make informed buying or selling decisions. Clients are encouraged to attend the inspection; for liability reasons, extended family and friends are not. A typical inspection requires two to three hours of time.

 

The home inspection is summarized in a detailed narrative report, typically provided to the client within 24 hours. A sample report is available here. You may wish to share this report with your realtor for purposes of negotiation.

A home inspection is well worth the time and expense.

A HOME INSPECTION IS NOT...

A home inspection does not determine the life expectancy of the property or any of its components or systems. It is not a warranty or guarantee of any kind.

 

A home inspection is not technically exhaustive; it will not reveal every issue that exists or ever could exist, but only those material defects observed at the time of the inspection. An inspector does not move sellers' belongings or open walls, ceilings, etc. Therefore, some concealed or latent defects are potentially unobservable by the home inspector.

 

A home inspection will not determine the suitability of the property for any use, nor does it determine the market value of the property, its marketability or its insurability. 

A home inspection does not include repairs or repair estimates.
